Why hire a manager
Self-managing a rental in Eau Claire costs more than it looks
A vacant unit in Eau Claire costs you a month of rent every month it sits. A bad tenant costs an eviction, a turnover, and months of lost income. A missed Wisconsin disclosure can cost a security-deposit dispute. Most owners who call us are not bad at this; they are busy, and the rental is eating their evenings.
Regal takes the whole job: pricing, marketing, showings, screening, leases, rent, maintenance, inspections, renewals, and reporting. We keep vacancy low by pricing for the local market and turning units over with our own crew, and we keep good residents by treating them well, which is why so many of them renew.
If you would rather stay hands-on, our Tenant Placement service finds and screens the tenant for a one-time fee of one month’s rent, then hands management back to you.

How it works
From first call to first statement
- 01
A conversation about your property
We look at your property and the Eau Claire market, then tell you what it should rent for and what we would do.
- 02
Agreement written for you
Service level, fees, maintenance limits, and reporting are set in a plain-language agreement. No boilerplate, no long lock-in.
- 03
Onboarding in days
We photograph and list vacant units, introduce ourselves to existing tenants, and move everything into your Owner Portal.
- 04
You get statements, not phone calls
Rent lands in your account monthly with a statement. Maintenance, renewals, and resident questions come to us.
Pricing
Fees written for your property, not a rate card
Tenant Placement is a one-time fee equal to one month’s rent, paid after the lease is signed. Full-service management is a monthly percentage of collected rent that depends on property type and unit count. We quote it after looking at your property so the number reflects your building, not an average.
No setup fees. No charge while a unit is vacant. No long-term lock-in.
Owner questions, answered
What does full-service property management include?
Marketing and online listings with professional photography, tenant screening (credit, background, income verification), Wisconsin-compliant lease preparation and signing, rent collection and accounting, maintenance coordination with our in-house team, routine inspections, monthly owner statements, Owner Portal access, Tenant Portal access for your residents, and eviction coordination if it is ever needed.
How much does property management cost?
Tenant Placement is a one-time fee equal to one month's rent, paid after the lease is signed. Full-service management is a monthly percentage of collected rent that depends on the property type and number of units. Every agreement is written for the owner, so tell us about your property and we will quote it specifically.
How do you screen tenants?
Every applicant goes through a credit check, criminal and eviction background check, employment and income verification, rental history, and reference calls. We present qualified candidates to you with the full picture, and you keep final approval under Tenant Placement.
How are maintenance requests handled?
Residents submit requests through the Tenant Portal, and our own maintenance technicians handle the work rather than a rotating list of contractors. Emergencies go to a 24/7 line. Routine repairs are completed under a pre-approved limit set in your agreement, and anything above it is approved by you first.
How and when do I get paid?
Rent is collected through the Tenant Portal and disbursed to your bank account with a monthly owner statement showing income, expenses, and any maintenance invoices. Statements, leases, and inspection reports are available any time in the Owner Portal.
Can I switch to Regal if my property is already rented?
Yes. We take over existing leases and tenants without interruption, introduce ourselves to your residents, move the file into our systems, and start managing from the agreed date. Owners usually switch at the end of a management contract or when self-managing becomes a burden.
Which areas do you manage in?
Eau Claire, Altoona, Chippewa Falls, Lake Hallie, and Menomonie, Wisconsin. We manage single-family homes, duplexes, multifamily buildings, commercial space, HOAs, and storage facilities.
Do you require a long contract?
No. Our agreements are tailored to each owner and can be ended with notice. We would rather keep your business by doing good work than by locking you in.
No obligation
